Alex Giroux / The research

Not just
“trust me bro.”

The numbers behind thoughtful property marketing. Explore the research, see the sources, and understand what each statistic actually says.

Presentation & possibility

Help buyers see a home.

NAR 2025 · Home staging overall

83%

of buyers’ agents said staging helped buyers imagine a property as their future home.

49%

of sellers’ agents observed less time on the market for staged homes.

29%

of sellers’ agents reported offers 1–10% higher with staging.

These are agents’ reported experiences with home staging overall, not results specific to virtual staging or a promise of a higher price or faster sale. Virtual staging changes the photos; the digital furnishings won’t be present during in-person showings.

The case for visual marketing / NAR research

Give buyers something
worth a closer look.

Photos, video, and virtual tours each have a place in the home search. Here’s what the National Association of REALTORS® reports.

83%

of buyers who used the internet rated listing photos “very useful.”

NAR 2025 · Exhibit 3-6

The photograph earns
a closer look.

My approach: use light, composition, and a clear view of the space to help a buyer understand what makes the home worth seeing.

How I apply the research to your listing

Photos show the detail.

Thoughtful images of the rooms, light, and features a buyer needs to see.

Video tells the story.

A planned walkthrough and social edits that give the property a sense of flow and character.

A tour adds context.

A way for buyers to explore the space and understand how it fits together.

These are separate national surveys with different questions and respondent groups. The percentages are not additive and do not measure sale-price increases, faster sales, or Alex’s own results.
